PSDP application of SMDC for condo project under review
THE City Council committee on subdivision and landed estate chaired by Councilor Edgar S. Cabanlas yesterday thoroughly discussed the application for Preliminary Subdivision Development Plan (PSDP) of SM Development Corporation (SMDC) for its residential condominium development project in Barangay Carmen.
The proposed condo project covers an area of 50,003 square meters containing 2,610 residential units under PD 957.
During the meeting, Assistant Project Development Manager Mares Mae Nuera presented to the committee a preview of the condominium project which showed the concept of affordable modern contemporary design residential development.
The project is a mid-rise residential development, the first residential project to be launched in the city, and has quality yet affordable residential product, she said.
Nuera said the project has 14 mid-rise buildings and specified 435 slots for parking spaces for the residents.
After hearing the presentation, Councilor Cabanlas stressed that there must be comprehensive preparation in so far the parking spaces and drainage system are concerned.
Nuera said it is indicated in the master plan that the roads are wide to be able to accommodate street parking similar to other developments.
The drainage system is also indicated in the development plan, she added.
Engr. Eva Galez of the City Engineer’s Office said her office has yet to receive the PSDP application.
She observed that the provision of a detention pond has not been included in the site development plan.
With this, Councilor Cabanlas requested the City Engineer’s Office and City Housing and Urban Development Department (CHUDD) to have a coordination report regarding the application.
The committee will conduct an ocular inspection on May 7, 2021 to determine the actual site and the location of the drainage system of the proposed project.
