Cabanlas to inspect on-site subd in Carmen
THE City Council committee on subdivision and landed estate chaired by Councilor Edgar S. Cabanlas discussed the application for On-site Subdivision Approval of Carmen Hillside Homeowners’ Association, Incorporated located in Barangay Carmen.
The applied lot covers an area of 11,339 square meters, generating 80 lots, under BP 220.
During the meeting, Nelda Torayno, representative of the lot owner, said the lot title was under the name of her father who agreed with the association to transfer it to the bonafide occupants of the area.
She said they executed a document waiving the rights to the said lot and giving all the land to the occupants of the area. “The primary purpose of this is for us to give the lots to the occupants so that they can apply for a title and it should be subdivided,” she stressed.
It was learned that part of the land was donated for roads and expansion.
Councilor Cabanlas said some rules have to be followed when applying for on-site subdivision approval. The applicant should submit a subdivision plan identifying the roads and canals for the protection of the occupants.
“Even if it is an on-site relocation (area), then we need to have a subdivision plan and that should be approved in a series of processes, such as application for locational clearance and development permit,” explained Cabanlas.
“When you have to apply for a subdivision plan you have to follow the rules for the safety of the occupants,” he pointed out.
The committee agreed to inspect the area on September 21, 2022, at 9:00 a.m. to determine the actual situation of the occupants.
Councilors Jose Pepe S. Abbu, Jr. and Malvern Esparcia were present during the meeting.
